The new MahaRERA compensation guidelines ensure that when a homebuyer receives an order in their favour – whether for delayed possession, interest refunds, or compensation – the developer must complete the payment within a strict 60-day timeline. If the payment is not completed within the deadline, homebuyers can take immediate action through the MahaRERA portal, reducing long waiting periods that were common earlier.

1. Mandatory 60-Day Refund & Compensation

Under the 60-day refund rule Maharashtra, developers must settle all dues within 60 days without exceptions.

2. Simple Non-Compliance Filing

Homebuyers can file a non-compliance application directly on the MahaRERA portal if the developer delays payment.

3. Faster Hearing Process

Cases will be taken up within nearly four weeks, making the new MahaRERA rules for builders strict and time-bound.

4. Developer Asset Disclosure

If the builder still does not comply, MahaRERA can seek full details of their movable and immovable assets.

5. Recovery & Possible Penalty

A recovery warrant may be issued to the District Collector, and repeat offenders may face strict penalties under the updated guidelines.
